By risk category, 70 cases were registered under “technical water damage,” and 16 under “third-party liability.” The latter clearly illustrates the scale of cascading incidents, where a pipe burst in the insured’s apartment causes damage to neighboring properties, thereby activating liability coverage under the policy.
Among the recorded incidents, several complex cases stand out. On Darvina Street (Kyiv), an accident on a technical floor resulted in a payout of nearly UAH 887,000. On Mechnikova Street (Kyiv), a single pipe burst caused flooding across multiple apartments and a hair salon, leading to four separate claims with a combined payout exceeding UAH 1 million. On Entuziastiv Street (Kyiv), flooding caused plaster collapse and damage to electrical appliances and personal property, resulting in a payout of over UAH 377,000. On Andriia Verkhogliada Street (Kyiv), a pipe rupture simultaneously affected a residential apartment and commercial premises on the ground floor, with total payouts for three related claims exceeding UAH 1.68 million. Incidents were also recorded outside the capital. For example, in Brovary, a heating system failure damaged both the insured’s apartment and neighboring property, with total indemnity exceeding UAH 137,000 across two related claims.
A notable feature of this season has been the vulnerability of roof-level and technical communications. Several claims were linked to pipe bursts on technical floors or in attic spaces, where temperature fluctuations and prolonged heating outages led to freezing followed by rupture. Such incidents tend to be particularly destructive, as hot or freezing water can flood multiple floors simultaneously.
Most clients who filed claims this season are insured under the “Apartment Express” program. This product does not require a prior inspection of the property or a detailed inventory of assets, significantly simplifying the policy issuance process. Claim payouts are typically made within 10 days to three weeks after submission of all required documentation.
The insurer urges property owners to report incidents promptly and notes that even if a pipe burst occurs in a neighboring apartment, the insurance coverage may still indemnify for damage sustained in the insured property.
The company also emphasizes that, given the unstable operation of energy and utility infrastructure, the homeowners should pay particular attention to the condition of internal engineering systems. Regular inspection of radiators, pipes, and water connections helps reduce the risk of incidents, while property insurance enables recovery of repair costs and indemnity for damage caused to third parties.
